AI tools for real-estate agents — compared honestly, research in the open.
No hype, no “10x your business.” Just 22 original, practical guides, a free commission calculator and two free writing tools for listings, follow-ups and marketing — plus the full research behind why this niche, and an honest account of what it would take for this site to earn its first dollar. Comparisons are built from each program's published terms (researched 2026-11-05), and every guide teaches you how to run your own free-tier trial before spending anything.
The guide library
Every guide is written for one reader: a licensed agent with listings to move and no time to waste. Search by task or tool, or filter by category. Open any guide to read it in full.
Three free tools
Tools are the most search-resistant format a small site can offer — an AI summary can't run a calculator for you. These three run entirely in your browser; nothing you type is sent anywhere.
Commission & take-home calculator
See what a closing actually pays you after the split, brokerage fees and your deal expenses — before you spend the cheque in your head.
Listing prompt builder
Builds a complete, fair-housing-aware prompt you can paste into any AI chat tool — plus a sample description written from the same details, so you can see the standard to aim for.
Follow-up email writer
Pick the situation, add the names, get a short email you can send as-is or trim. Short beats clever — every draft here is under 120 words.
Why this niche? The research, in the open
Five zero-cost website concepts were compared on 5 November 2026 against audience demand, competition, content burden, monetization and growth channels. This concept won; the other four — and why they lost — are below. Reported figures are third-party estimates for mostly-US traffic, not promises.
| Rank | Concept | Demand | Competition | Content burden | Monetization | Verdict |
|---|---|---|---|---|---|---|
| 1 | AI tools for one profession (this site) | High intent — professionals evaluating paid software | Low–medium when profession-specific; “best AI tools” alone is saturated | Comparisons from free-tier trials; no credential | Strongest per visitor: reported 20–40% recurring SaaS affiliate commissions; reported US ad RPM $8–14 (Panstag, June 2026) | Chosen — the only concept scoring well on all five criteria |
| 2 | Free niche calculators & tools | High, repeat use; one source aggregates calculator suites at ~1M searches/mo (their estimate, early 2026) | Low for niche tools; high for generic PDF/image tools | Build once, high technical bar | Medium — ads + affiliate, no recurring unless it recommends paid software | Built inside the winner as the three tools above, not as a separate generic site |
| 3 | Free printables & templates library | High on Pinterest | Medium — many Canva/Etsy sellers | Design work in free Canva; needs many designs | Medium — thin download pages are a weak AdSense fit; real money is paid bundles (Etsy charges $0.20/listing + 6.5%, so not $0 per sale) | Strong Pinterest engine, weak ad fit |
| 4 | Niche micro-directory | Medium, intent-rich | Low–medium if the market is scattered | Curation and outreach, not writing | Medium–high if businesses pay for listings — a chicken-and-egg sales problem | Revenue depends on selling before traffic exists |
| 5 | Micro-niche food blog | High | High overall | Highest — cook, test and photograph every recipe for 12–24 months | Highest headline RPM ($20–50+ on premium networks, per Jupiter) but hardest to reach | Recipes are among the most exposed to Google AI Overviews in 2026 |

Monetization: ready, approved, earning — three different things
This site keeps the three states separate, because confusing them is how new sites mislead themselves.
1 · Monetization-ready (pre-launch)
Original content (22 guides), clear navigation, About / Privacy / Contact pages, affiliate disclosure, and reserved ad placements are in place. This build is served as a static artifact; the public launch on free hosting (Cloudflare Pages — see Hosting) is step one of the 90-day plan and needs the owner's own account. “Ready” means the content qualifies to apply — nothing more.
2 · Approved to monetize
No application has been submitted to AdSense or any affiliate program. Approval is each network's decision and is never guaranteed — this step requires the site owner's own accounts and identity.
3 · Actually earning
Revenue today is $0. Nothing here has traffic, clicks or sales yet. The first realistic dollar is an affiliate commission (below), not ad revenue.
The realistic ladder, with requirements as researched on 2026-11-05
| Method | Entry requirement | Terms found | Fit now |
|---|---|---|---|
| SaaS affiliate — Jasper (AI writing) | Open program, apply with your own account | 25% for 12 months, rising to 30% after 100 converted leads; 14-day conversion window per the official agreement (Favly, July 2026). Older roundups quoting 30–60-day cookies conflict with the agreement. | First-dollar candidate |
| SaaS affiliate — ElevenLabs (AI voice) | Open program | 22% for 12 months; 90-day cookie; 11% on Business plans (official terms via Favly, July 2026) | First-dollar candidate |
| SaaS affiliate — Writesonic | Open program | 20% recurring up to 12 months; 60-day cookie (Layer3Labs, checked against the official page). Other roundups claim 30% lifetime — unconfirmed. | Yes, at the 20% figure |
| SaaS affiliate — Frase (content/SEO) | Apply first | 30% recurring for 12 months (Layer3Labs) | Yes |
| Google AdSense | 18+, your own original content, policy compliance, ability to place code in the site's HTML. Google publishes no traffic minimum, no post count, no word count. Community-observed readiness is ~15–25 substantial articles; the most common rejection is “low value content.” $100 payout threshold. | Revenue share set by Google | Ready to apply once live on an owned host — approval not guaranteed |
| Journey by Mediavine | 1,000 tier-1 (US/CA/UK/AU) sessions in 30 days; Grow plugin running 30+ days first; ~4 months domain history | 70% share, Net 65; auto-upgrades to full Mediavine at $5,000 ad revenue in trailing 12 months | Later — install Grow on day one of real hosting |
| Media.net | No published minimum, but selective manual review; English, mostly US/UK/CA traffic, self-hosted domain (no free subdomains) | Share not publicly disclosed; $100 minimum reported | Later, as an AdSense complement |
| Amazon Associates | Free to join; 3 qualifying sales within 180 days or the account closes | 0–10% by category, most common categories 1–4.5%; 24-hour cookie | Supplement only — for gear/books agents use |
| Not planned: Ezoic, Monumetric | Ezoic requires 250,000+ monthly users for new sites since Feb 2026. Monumetric Propel needs 10,000 page views and a $99 setup fee — which breaks the $0 rule. | — | No |
| Closed — do not build around | Notion closed its affiliate program to new affiliates (Dec 2025 / July 2026 checks). Canva has no standard affiliate program — it was replaced by the Canvassador ambassador program. Both still appear on most “best AI affiliate” roundups. | No | |
How the first dollar realistically happens
Not from ads — at small traffic, ads pay cents. The credible path: an agent searches a long-tail phrase like “AI listing description real estate”, lands on a guide here, tries a tool's free tier through an affiliate link (once the owner joins a program), and later subscribes. At Jasper's published 25% or ElevenLabs' 22%, one referred subscriber pays a recurring commission for up to 12 months. That needs real search traffic first — weeks to months of publishing and promotion, with no guarantee it arrives. Survey context, not a forecast: a 2025 Productive Blogging survey of 187 bloggers reported average page RPMs of $2.34 (AdSense) vs $11.15 (Journey) — which is why ads are step two, not step one.

Hosting for $0 — and the fine print
This page itself is served as a static Muse artifact. For the public, ad-eligible home of this business, the research compared free hosts on their own pages (checked 27 Oct – 5 Nov 2026). A custom domain is never included free — registration runs roughly $10–15/year, the one spend that materially helps trust; everything below works at $0 on a provider subdomain.
| Host | Free-plan limits that matter | Revenue-site catch |
|---|---|---|
| Cloudflare Pages — recommended for this site | Static-asset requests free and unlimited; 500 builds/mo; 25 MiB/file; custom domain + free HTTPS | No PHP/database; dynamic functions are metered separately (100,000 requests/day on Workers Free). No commercial-use ban found. |
| Blogger — best for a writing-only version | Free hosting and .blogspot.com subdomain; AdSense integrated in the dashboard; custom-domain mapping at no platform fee | Dated themes, fewer SEO controls, no plugin ecosystem; premium ad networks are harder to integrate. |
| GitHub Pages | 1 GB/site, 100 GB bandwidth/mo (soft) | Terms do not allow it as free hosting for an online business or commercial SaaS — a grey area for a revenue site. |
| Netlify Free | 300 credits/mo shared across bandwidth, deploys and requests (~15 GB bandwidth if used for nothing else) | At zero credits, every project shows “Site not available” until reset — a traffic spike can take the site dark. |
| Vercel Hobby | 100 GB transfer, 1M function invocations/mo | Personal, non-commercial use only — a revenue site belongs on a paid plan. |
| WordPress.com Free | 1 GB storage, subdomain only | Shows WordPress.com's own ads and cannot run Google AdSense (WordAds needs a paid plan). Do not choose for an AdSense plan. |
| InfinityFree | PHP/MySQL/WordPress; 5 GB disk; 50,000 hits/day, then the account is offline for 24h | A hit is any file request — a heavy theme can cap the site near ~1,250 page views/day. Test host, not a revenue host. |

The 90-day growth plan
No paid ads, no spam, no fake engagement. Two guides a week, one tool improvement a month, and showing up where agents already talk shop.
Days 1–30 · Get found, get the first 100 visitors
- Move the site to Cloudflare Pages (free), connect Search Console, submit every guide URL.
- Publish 2 guides/week from the pipeline below; install the Mediavine Grow plugin equivalent (Grow) from day one if Journey is the target — it must run 30 days before eligibility.
- First 100 visitors: answer real questions in agent Facebook groups and r/realtors with a genuinely helpful answer and one link where the rules allow it; post the commission calculator in two local agent groups; ask five agent friends to try a tool and say what broke.
- Apply to the Jasper and ElevenLabs affiliate programs (owner's own accounts) so links are live before traffic arrives.
Days 31–60 · Build the cluster, chase 1,000 visitors
- Complete a 10–15 post cluster per topic (listings first, then follow-up), interlinking every guide to a tool and one comparison.
- Refresh the two comparison guides with fresh free-tier tests — tool pricing and features churn, and stale comparisons are the niche's #1 credibility killer.
- One LinkedIn post per guide, written for agents (not marketers); one short screen-recorded demo per tool on YouTube.
- 1,000-visitor math: ~35 visits/day. Two or three long-tail guides ranking on page one plus group answers can plausibly do this; nothing guarantees it.
Days 61–90 · Repeat visitors & the monetization decision
- Launch a monthly “what changed in agent AI tools” roundup — the repeat-visit hook — and a free email signup via a free-tier provider.
- If traffic qualifies, apply for AdSense (owner's identity, tax and payment details — his step, not an automated one). Track tier-1 sessions toward Journey's 1,000/30-day bar.
- Kill what's dead: any guide with zero impressions after 60 days gets retitled around the exact query Search Console shows, or merged.
Ready-to-post promotion copy
Biggest risks, stated plainly
- Traffic may never come. Most new niche sites earn nothing; search rankings take months and AI Overviews keep compressing publisher clicks (one 2026 analysis cites global search referrals to publishers down ~34% Dec 2024–Dec 2025).
- Tool churn. AI tools change pricing and features constantly, and affiliate programs close (Notion, Canva). Comparisons need monthly maintenance or they become misinformation.
- Approval is not owed. AdSense can reject for “low value content”; Media.net declines small sites routinely. Meeting the listed requirements is the starting line, not a promise.
- Free-host limits. Credit-capped hosts go dark mid-spike; the recommended Cloudflare Pages route avoids that for static pages, which is why this site is built static.
- Honest assessment: the niche economics are real (recurring SaaS commissions at low traffic), the competition is genuinely thinner than generic “AI tools”, and the content cost is low. The chance this earns something in 12 months of consistent publishing is fair; the chance it replaces a wage is low. Treat it as a slow asset, not a payday.
