AI and your licence: disclosure, accuracy, and staying out of trouble
AI output is your output. If it publishes under your name, you own every word of it — including the mistakes. Three checks keep you safe.
1. Facts are yours to verify
AI tools confidently invent square footage, school zones and HOA details. Every factual claim in AI-assisted copy gets checked against the MLS sheet and disclosures before it publishes. No exceptions, no 'it looked right.'
2. Fair housing applies to prompts too
Never ask a tool to write for a type of buyer ('perfect for young families', 'great for empty nesters'). Describe the property and the location — never who should live in it. If a draft steers toward or away from any protected class, rewrite it, don't soften it.
3. Know your brokerage's position
Brokerage policies on AI use vary and are changing. Ask what's permitted, whether disclosure is required in your market, and keep a copy of the answer. When in doubt: Ask your broker whether disclosure is required in your market; do not rely on this guide as legal advice — your broker's word outranks any guide, including this one.
