CMA narratives: turn your numbers into a story sellers follow

Guide #20 · 6 min read · By Agent AI Toolkit · Published 5 Nov 2026 · Updated 5 Nov 2026

Sellers don't reject prices — they reject explanations they can't follow. The CMA numbers are yours; the narrative that walks a seller through them is drafting work, and drafting is what AI does best.

The narrative arc

  1. Start with their home's honest position — condition and features against the street, stated plainly.
  2. Walk the comps one by one: why each was chosen, and the specific adjustments (condition, size, date) that move it toward their home.
  3. Name the range and the reasoning — a range with logic beats a single number with confidence.
  4. Close with the choice: price for speed, price for patience, and what each path typically means in this market — as scenarios, not promises.

Feed the tool your comp sheet and adjustments; never let it invent a comparable or a sale price. A CMA narrative built on invented data isn't a shortcut, it's a liability with good grammar.
