Fair-housing-safe listing rewrites: words to swap today
Most fair-housing problems in listing copy are habits, not intentions — and AI tools trained on old listings will happily reproduce them. Keep a swap list next to your keyboard.
Common swaps
- 'Perfect for families' → describe the layout: 'Three bedrooms on one level, fenced yard.'
- 'Walking distance to…' can imply mobility assumptions → give the measure instead: '0.4 miles to the elementary school.'
- 'Safe, quiet neighbourhood' → state observable facts: street lighting, traffic, what's nearby. Let buyers judge.
- 'Master suite' is being retired by many MLSs → 'primary suite'.
- Any phrase naming who the home suits — by age, family status, faith, or origin — comes out. Describe the property; never the buyer.
The prompt guardrail
Add this line to every listing prompt: 'Describe only the property and location. Do not reference types of people, families, ages, or lifestyles.' It prevents most problems before your edit pass. This guide is practical habit, not legal advice — your broker and local association rules govern.
