Delivering difficult news: scripts for price cuts and lost offers
The hardest messages in real estate are written when you're annoyed, tired, or dreading the reply. That's precisely when a neutral first draft earns its keep.
Price-reduction conversation
Lead with data, not opinion: showings count, feedback themes, what the competing listing did. Draft structure: 'Here's what the market has told us in 14 days…' Then the recommendation, then the choice — clearly theirs. AI drafts this well because it has no ego in the price.
The lost-offer call
Short, warm, forward: acknowledge the disappointment in one sentence, state the winning gap only if you actually know it (never guess at another buyer's terms), and name the next specific step — the similar listing, the backup position, the alert you'll set.
The rule for both
Generate the draft, then sit with it for ten minutes. Edit for anything that sounds like blame. Difficult news delivered plainly and early is a trust deposit; agents lose clients to silence, not to bad news.
